Owning a holiday home with us means having your own place by the sea, somewhere that’s always ready when you are.

Set in and around Brixham, Devon, Landscove Holiday Park and Riviera Bay Coastal Retreat are located in one of South Devon’s most beautiful coastal settings, surrounded by open space, sea views, and the natural rhythm of the coast.

Our parks operate on an 11.5-month holiday licence, giving you plenty of time to enjoy your holiday home throughout the year.

Owners at both parks can enjoy the facilities at Riviera Bay, where The Bay offers a relaxed place to eat, drink, and unwind.

You might start the day with a workout in the fitness suite or a swim in the seasonal pool, spend time exploring the coast, then return for an evening drink with views stretching out across the water.

With seasonal entertainment, you can enjoy evenings of live music from a range of talented performers while you sit back and relax.

From time to time, we also host informal owner events, giving you the chance to meet others and feel part of the community.

Beyond the parks, the wider South Devon coastline offers plenty to discover, from great places to eat and drink to scenic walks and days out, all within easy reach.

Understanding what matters to you

We believe ownership should feel straightforward, with everything clearly explained from the start.

When you visit, we’ll take the time to understand what you’re looking for, from budget and layout to location and views. From there, we’ll show you a selection of available holiday homes that suit your budget and requirements. 

Choosing the right pitch is just as important as choosing the home itself, from sea views and position to privacy and choice of park.

Holiday homes cannot be used as permanent residence.

Licence Length

Each holiday home comes with a licence agreement, which sets out how long it can remain on the park.

  • New caravans come with a 20-year licence
  • New lodges come with a 40-year licence

If you choose to sell your holiday home in the future, the remaining licence length can influence its resale value, something we’ll always explain clearly so you can make an informed decision.

New or pre-owned

Choosing between a new or pre-owned holiday home often comes down to what suits you best.

Pre-owned homes can offer a lower starting price and are a fantastic opportunity to upgrade in the future, while new homes give you the benefit of the latest designs, layouts, and features, along with the longest possible licence.

We’ll talk you through both options so you can decide what feels like the right fit.

Running costs, made simple

Your annual pitch fee covers the fee to keep your holiday home on the park, as well as essentials such as, but not exclusively, maintenance of the parks and associated utilities infrastructure, rates, water, Wi-Fi, refuse collection, and sewerage, helping to keep things easy to manage and the parks maintained.

Your pitch fee increase is annually reviewed and the terms of this is set out in the Licence Agreement.

Other charges you will incur from the Park:

  • Utilities such as gas and electricity (based on usage)
  • Insuring and safety testing your own holiday home
  • Everything is explained clearly from the outset, so you always know what to expect.

This is a long-term lifestyle choice, and it should feel comfortable from the start. We'll never rush you or push you into something that doesn't feel right, our role is simply to give you the information and support you need to decide in your own time.
