Holiday home ownership information

Licence Length

Each holiday home comes with a licence agreement, which sets out how long it can remain on the park.

  • New caravans come with a 20-year licence
  • New lodges come with a 40-year licence

If you choose to sell your holiday home in the future, the remaining licence length can influence its resale value, something we’ll always explain clearly so you can make an informed decision.

New or pre-owned

Choosing between a new or pre-owned holiday home often comes down to what suits you best.

Pre-owned homes can offer a lower starting price and are a fantastic opportunity to upgrade in the future, while new homes give you the benefit of the latest designs, layouts, and features, along with the longest possible licence.

We’ll talk you through both options so you can decide what feels like the right fit.

Running costs, made simple

Your annual pitch fee covers the fee to keep your holiday home on the park, as well as essentials such as, but not exclusively, maintenance of the parks and associated utilities infrastructure, rates, water, Wi-Fi, refuse collection, and sewerage, helping to keep things easy to manage and the parks maintained.

Your pitch fee increase is annually reviewed and the terms of this is set out in the Licence Agreement.

Bring the dog along

We know dogs are part of the family and holidays wouldn’t feel the same without them.

Both Landscove and Riviera Bay are dog-friendly, making it easy to bring them along and enjoy the coast together.

With coastal paths on your doorstep, nearby beaches to explore, and plenty of open space, it’s the kind of place your dog will love as much as you do.

We’re proud lodge owners at Riviera Bay Coastal Retreat, and wanted to share our experience for anyone considering ownership. The park is run by a small family business, and their ongoing investment really shows—creating a welcoming, relaxed and friendly environment. The team are incredibly helpful throughout the buying process, taking the time to understand what you’re looking for. The park offers beautiful sea views, a real sense of community, and direct access to the South West Coast Path, with a bus stop right outside for easy exploring. After seven years of ownership, we still enjoy every moment here.

We’re proud owners of two lodges at Riviera Bay Coastal Retreat, enjoying stunning sea views and coastal paths to St Mary’s Bay and Berry Head. The park is always clean, tidy and peaceful, with beautifully maintained grounds. The new facility building, including a small pool, is a lovely addition for owners and guests. The team have been incredibly helpful, with great support from sales and maintenance. Ideally located near Brixham, Torquay, Paignton and Dartmouth, it’s a perfect base. We look forward to many more years relaxing here in beautiful South Devon.

We first met Tilly and Alastair when we were in the process of negotiating the purchase of our new lodge at Riviera Bay Coastal Retreat, which was right at the cusp of them retaking over management of the two sites from Park Holidays UK.
